Applying for a Rental Property

How can I search for a rental property?

Firstly you need to decide the area in which you would like to rent, the type of house you are looking for (how many bedrooms, bathrooms, car spaces) and also how much you can afford per week. You can search online for available rental properties by clicking on the below link:

I’ve found a rental property I like, how do I view it?

You will need to contact the office on 6254 6313 to find out the viewing time. Our properties for rent are normally open for inspection on a specific day at a specific time. The team at We Love Rentals® are quite flexible with viewing times and don’t mind if you need to ask questions before the viewing.

Can I apply for a rental property without viewing it?

We don’t mind if you hand your application in before the viewing but you must view the property before you are accepted.

How can I apply for a property?

You can apply for the property at the time of viewing, if you have a copy of your identification and the originals with you.Alternatively you can take an application form home to complete, and bring it to our office the next day. If you don’t have access to a scanner or photocopier we are more than happy to photocopy your ID for you. In the current market, it is best to give your application to We Love Rental’s before the viewing, as this will ensure no one is accepted before you hand your application in. Do I need to hand an option fee or any money with my application?

In a word, no. We Love Rentals® understand how hard it is for tenants to come up with two or three application/ option fees. We also understand that current low vacancy rates are making it difficult for tenants to secure a property. And so once they are accepted it is rare they will need to decline the offer to rent.

What happens after I have applied for a property?

Your application will be processed within three days. Employment details will be confirmed, rental references will be checked and we will check your previous tenancy history on three national tenancy databases. Your application will then be submitted to the owner, who will make the final decision. If your application is unsuccessful, the owner is not required to provide reasoning why.

Moving into a Rental Property

My application was successful, what is the next step?

The property manager will make an appointment with you to complete your tenancy agreement. There you will be required to sign the lease documents and your property manager will explain the important information regarding your tenancy. The appointment will generally take between 30 – 60 minutes. We will discuss our expectations for the duration of the tenancy. This includes discussing our zero tolerance for rental arrears, how to pay your rent, when to pay, our repairs and maintenance policy, what happens in an emergency repair situation and how often inspections occur, among other things.

When can I move in?

After the forms have been explained and signed, all bond monies and the first two weeks rent have been received; we will then grant you the keys and possession of the property.

Inspections

How often are inspections carried out?

Your first inspection will be carried out approximately 6 weeks after you have moved into the property and then every 3 months after.

My children are home sick and I have an inspection booked in, what do I do?

We understand that unforeseen things do happen from time to time and we may not be able to carry out the inspection on the scheduled day. If this does happen, please advise our office as soon as you can. Alternatively, we don’t mind coming through as long as the illness isn’t contagious!

Maintenance

Who is responsible for maintaining the lawns and gardens?

Unless it is otherwise agreed, the tenant is responsible for maintaining the lawns and gardens to the standard they were in at the start of the tenancy. If the property is provided with watering systems, these need to be working and kept maintained during the tenancy.

What about cleaning the roof gutters and pruning?

According to legislation, it is the landlord’s responsibility to ensure that the gutters and downpipes are cleaned and maintained. It is the landlord’s responsibility to have trees pruned from the power lines.

Pets

Am I allowed pets at the property?

Recent legislation changes mean pets are allowed in most cases, but you must seek permission, first. If a pet is allowed, a pet bond of $260 will be charged to cover the fumigation of the property at the end of the tenancy. Property owners, see Pet-Friendly Rentals in Perth: A Guide for Landlords.
